GageCo Property Services

Property Concierge Services

One local point of contact for the property when you do not want to manage a new vendor search every time something needs attention.

Property Concierge is not a luxury label for a handyman service. It is an operating relationship for owners who need someone local to help keep the property moving—especially when the owner is busy, away, managing several homes, or coordinating more than one service.

GageCo can help with property checks, vendor access, repairs, recurring maintenance, lawn and pool coordination, pest concerns, cleaning, arrival readiness, storm preparation, project follow-up, and the small details that are difficult to manage from a distance.

What Property Concierge Can Include

  • Scheduled property checks with photo and condition notes
  • Access coordination for approved vendors, deliveries, inspectors, or service appointments
  • Home repair and maintenance request coordination
  • Lawn, pool, pest, cleaning, and exterior property-care scheduling
  • Storm-preparation and post-storm property checks based on the approved scope
  • Arrival-readiness or departure checklists for seasonal and vacation homes
  • Project follow-up, punch lists, and owner-requested property tasks

Concierge vs. Home Watch vs. Property Management

Home watch generally focuses on visual checks of an unoccupied home. Property management commonly involves tenant, lease, rent, and management responsibilities. GageCo Property Concierge is focused on the physical property and the services needed to keep it maintained, repaired, ready, and documented.

We do not blur those roles. If a request requires licensed property management, a specialty inspection, or another regulated service, it should be handled by the appropriate professional.

Built for Owners Who Are Not Always There

Second-home and out-of-state owners often face the same problem: they need to make a decision about a property they cannot currently see. Good concierge service reduces that information gap.

Useful photos, clear notes, access details, service history, and one local contact make it easier to respond to a leak, storm concern, pool issue, repair request, delivery, guest arrival, or project without getting on a plane.

Typical Concierge Scenarios

  • Preparing a vacation home before the owner arrives
  • Checking a property after severe weather or an extended vacancy
  • Meeting an approved contractor when the owner cannot be onsite
  • Building and working through a repair or maintenance punch list
  • Coordinating several services before a listing, tenant move-in, guest arrival, or family visit
  • Keeping a recurring record of property condition and completed work

How the Relationship Starts

We document the property, access requirements, owner priorities, emergency contacts, recurring services, and any systems or conditions that affect service.

From there, the owner can request one-time work or establish a recurring property-care plan. The objective is continuity: the next request should start with what we already know about the property.

What Makes Concierge Service Worth Paying For

The value is not simply having someone with a key. It is reducing the number of situations where the owner has to leave work, change travel plans, find a vendor from another state, or reconstruct what happened from scattered texts.

A good concierge relationship creates continuity. The local team already knows how to access the property, who can approve work, what recurring services are in place, and which conditions have appeared before.

How Concierge Service Is Priced

Pricing depends on visit frequency, travel, property size, scope of each check, vendor-access responsibilities, documentation requirements, after-hours expectations, and the number of recurring services tied to the property.

Repair labor, materials, specialty contractors, emergency response, and project work are separate from a basic property-check or concierge retainer unless the written plan says otherwise.

Why GageCo

Property Experience Changes How We Look at the Work

GageCo brings more than 30 years of real-estate, construction, renovation, property-preservation, and property-operations experience to residential service work. That background matters because the immediate task is rarely the whole story. We look at the requested result, visible property condition, documentation needs, and the next decision the owner may have to make.

We do not use generic website language as a substitute for scope. If a condition requires a licensed specialty trade, formal inspection, engineering opinion, environmental assessment, or other professional service, we identify that boundary instead of presenting a routine field observation as a diagnosis.

Frequently Asked Questions

Is Property Concierge the same as property management?

No. GageCo focuses on the physical property, repairs, maintenance, access and service coordination. Leasing, rent collection, tenant-placement and other regulated property-management functions are separate services.

Can you check my home while I am out of state?

Yes, when the property is within our service area and the requested check fits the approved scope. Owners can define what should be reviewed and how frequently.

Can you meet another contractor at the house?

Vendor access and appointment coordination can be included. The request should identify the vendor, access permissions, expected work, and what you want GageCo to document.

Can concierge service include lawn and pool care?

Yes. Recurring lawn, pool, pest, cleaning and maintenance services can be coordinated as part of the broader property plan.
