About GageCo

Property Experience Before Property Software

GageCo Home Services was built from decades of real-world residential property work.

GageCo brings more than 30 years of experience across real estate, residential construction, renovations, property preservation, REO field work, investor properties, maintenance, and property operations. That experience came before PropertyServOS and it still drives how the company works today.

Why That Background Matters

Property owners do not experience a home as separate contractor categories. A water concern can become drywall work. A rental turn can become cleaning, repairs, pest treatment, lawn service, and a lock issue. An investor renovation can uncover conditions that change the budget and timeline.

GageCo was built to see those connections and keep the work organized around the property.

From Property Preservation to Modern Home Services

Property-preservation and institutional field work taught us to respect work orders, deadlines, before-and-after documentation, property condition, access, and the difference between saying a job is complete and proving what happened in the field. Investor and construction experience added another layer: scope, budget, sequence, value, and the next objective for the asset.

Today those lessons support homeowners, investors, Realtors, property managers, vacation-home owners, and remote owners throughout Pinellas County and the Greater Tampa Bay Area.

Technology Supports the Work; It Does Not Replace It

PropertyServOS keeps requests, property information, photos, checklists, work orders, service history, and communication connected behind the scenes. The purpose is accountability and continuity—not to make the website sound like a software company.

The product is still property service: people inspecting, repairing, maintaining, cleaning, mowing, treating, coordinating, and documenting real homes.

How We Work

  • Start with the property and the result the owner needs.
  • Collect enough information to define the scope responsibly.
  • Separate routine work from specialty-trade or diagnostic needs.
  • Document conditions and completed work when documentation adds value.
  • Keep the next property decision visible instead of treating every request as an isolated ticket.
